Chimney sweep work in Palos Verdes Estates, from Malaga Cove to Lunada Bay
In Palos Verdes Estates, AAA Chimney Sweep is the family owned chimney sweep that cleans old flues, reads tired masonry and repairs it to match a town where the Art Jury still reviews how every house looks from the street. Olmsted planned it. We quote with that in mind. Sweeps are starting at $99.

Planned in the 1920s, still reviewed today
Palos Verdes Estates has had an Art Jury since 1923, and the city says Homes Association review is required for most projects. That changes how chimney work gets planned.
The town grew out of the Palos Verdes Project, and Frederick Law Olmsted Jr. worked on its roads, parks and layout for more than twenty years, living here himself from 1922 to 1931. Early houses were stucco with tile roofs. Malaga Cove Plaza went up in Mediterranean Revival.
Most homes came later. The city housing element says over two thirds of the housing in Palos Verdes Estates was built before 1970, which puts a typical chimney here past fifty years old, with a liner and a crown that have taken a lot of weather since. That is where we start.
The Art Jury FAQ names re-roofing and repainting as maintenance that needs approval. It does not name chimneys. So if a repair would change how yours looks from the street, such as a rebuilt top or a cap in a new shape, we tell you before we quote and you call the Homes Association first. That order matters.

Services
Work that suits a house under design review
Chimney inspection
A Level II camera run tells you if a pre 1970 flue is still sound.
Chimney relining
The stainless liner sits inside the old flue, so the street view barely moves.
Chimney repair
Crown and mortar work matched to the brick or stone already there.
Chimney sweeping
Drop cloths, a HEPA vacuum and a Level I look, starting at $99.
On the roof
Three checks on a chimney past fifty
-
Clay flue tile nobody can see
Clay liners crack from years of heating and cooling. Nothing shows in the room. A camera sent up the full height of the flue is the only way to know whether the tile is whole, and when it is, the liner stays exactly where it is. Simple.
-
A crown starting to craze
The crown, that flat concrete cap over the brick, takes sun and rain all year. Fine surface lines come first. Water follows them down into the masonry.
-
A tile roof between us and the stack
Clay roof tile breaks under a careless step. We plan the route to the chimney before anyone climbs, and point out any tile we find already cracked.
Questions
What Palos Verdes Estates owners want to know first
- Do I need Art Jury approval for chimney work?
- Sometimes. The Homes Association says the Art Jury reviews changes to the outside of a house, including maintenance like re-roofing. A sweep or an inspection changes nothing you can see. A rebuilt crown or a new cap might, so ask the Homes Association before that kind of job starts.
- Our house was built in the 1950s. Does the flue need relining?
- Not because of age alone. A liner gets replaced when the clay tile has cracked, shifted or come apart at the joints, and a Level II camera inspection shows you which of those you have, on video, before anyone talks about price. Sometimes it is fine.
- Will relining change how the chimney looks?
- Very little. The stainless liner runs down inside the existing flue. What shows at the top is a cap, and we go over its finish with you before it goes on.
- Can you work on a clay tile roof without breaking tiles?
- We plan the route across the roof first and step only where the tile is supported. Old tile is sometimes cracked already. If we see one, you hear about it before we start.
- What is the best month to book a sweep here?
- Late summer or early fall, before the first cold evening. Once the weather turns, everyone on the hill calls in the same few weeks.
