Two very different halves

South Redondo takes the weather off the water. North Redondo does not, and the chimneys age differently because of it.

Down by the Esplanade and through the Hollywood Riviera, salt is the whole story. Caps rust from the inside. Dampers seize. Flashing lifts and the leak turns up as a ceiling stain a couple of rooms away from the chimney.

North Redondo is a different job. Golden Hills and El Nido are postwar tract housing, built fast and built alike, so the same chimney detail turns up street after street. When one of them has a thin crown or an undersized flue, the neighbours usually do too.

What we find on Redondo Beach chimneys

  • Rusted caps in South Redondo

    Anything metal within a few blocks of the Esplanade is on a clock. A galvanised cap can look fine from the street and be thin enough to put a thumb through.

  • Repeat problems in the North Redondo tracts

    Golden Hills and El Nido went up in the same few years to the same spec. When we find a thin crown or a short flue on one, it usually turns up two doors down as well.

  • Seized dampers

    Corrosion locks the plate. Stuck open, you heat the outdoors all winter. Stuck closed, the first fire of the season fills the room.

  • Short flues that draw badly

    Single storey homes with short stacks lose draft the moment anything partly blocks them. People assume the fireplace is just like that. Usually it is not.

  • Gas conversions in the remodels

    Plenty of the Riviera housing has been reworked with gas inserts. A log set dropped into a flue sized for wood needs its venting and damper clamp checked.

Redondo Beach chimney questions

How soon can you get to Redondo Beach?
Call and we will tell you the next day we are working the beach cities. Redondo, Hermosa and Manhattan get scheduled together, so booking around one of those runs usually gets you in sooner.
Is it different in North Redondo?
Somewhat. North Redondo sits further from the water so corrosion is slower, but the tract housing means the same chimney problems repeat across whole streets. Either way the visit starts with a look up the flue.
How often should a Redondo chimney be inspected?
Once a year. In South Redondo the concern is what salt air has done to the cap, damper and flashing. Further inland it is more about age and the original build.
My fireplace hardly gets used. Do I still need it looked at?
Yes. Low use means low creosote, which sounds like good news. It also means a flue sitting open and unwatched for eleven months, which is plenty of time for a nest or rust to become a problem.
Do you do inspections for escrow?
Yes. A Level II camera inspection comes with a written report and photos, which is what a buyer's agent or their insurer will want to see.
Do you cover Torrance and the peninsula?
Yes, along with Hermosa, Manhattan Beach, El Segundo and all four cities on the Palos Verdes peninsula.
